Congratulations! You’ve just found a great resource for both finding AND evaluating Bank Owned foreclosure properties here in the central
As you know, foreclosures often represent a great way to get a fantastic deal on a home. Whether you’re looking for a home to live in, or an investment property, I can help you locate these bargain priced homes, saving you a lot of time searching websites and newspapers only to find that the best deals have already been sold.
I do NOT work for the banks. I work as a Buyer’s agent for my clients who wish to purchase these properties.
What makes my services unique, is that instead of simply providing a list of the addresses of these homes, I also provide:
· Photos of the properties
· Map Links – so you can see exactly where they are
· Listing History – to show you how long the property has been on the market and the original list price
· There's a Search feature to help narrow down what you're looking for. Just go to the "Homes For Sale" page, and click on the "Search" tab. You can just look for homes in certain areas, certain price ranges, or by bed & bathroom counts.
· Financing Resources
· Links to county tax roll information
· "Comps" (Comparable Property Sales & Listings) – This is something unique that I offer! I can show you what similar nearby homes are selling for, so that you can determine whether a home is over-priced or not and better decide what to offer. To see these Comps, just click on a property, and go to the “Description” link (if the property does not yet have comps posted, just contact me and I'll send them to you directly).
Once you find a home… or homes… that you like, I can represent you in submitting your offer to the banks, negotiating the best price, and handle all of the necessary paperwork. Once we get an offer accepted, I will coordinate with you, your mortgage lender (unless you’re paying cash), the bank seller, any inspections and with the closing agent, to make your purchase as smooth as possible.
Best of all, there is NO COST TO YOU to have me working on your behalf. My company will be paid a commission from the Seller’s proceeds at the time of closing when the home is purchased.
“Let’s Get Started!”
Step 1 - Find a property (or properties) that look interesting on my “Homes For Sale” page.
Step 2 - Once you click on a property, you can view the map link to see where the property is located, and check out the "Description" page (found just above the pictures) to see how long the property has been on the market, what it was first listed for, and the "Comps" (Comparable nearby Sales & Listings) to let you know what other nearby homes are selling for (if the property does not yet have Comps posted, just contact me and I'll send them to you directly).
Step 3 – Some of these homes may require a lot of repairs to make them "move in ready," others may be in good shape already, or perhaps just need some paint & carpet. However, I have not personally inspected most of these properties, so contact me to schedule a time to see inside the homes that you are interested in (or I can take pictures of the insides if you’re an out of town buyer). Don’t be too concerned about figuring out every repair that may be needed before making an offer. Once you have an offer accepted by the bank, you’ll have 10 days to have the home professionally inspected. If it turns out that the home needs much more work than expected, you can back out (and receive a full refund of your deposit) within those 10 days.
Step 4 – We’ll write up and submit your offer to the bank. Of course, you can ALWAYS offer less than the list price that the bank is asking, and I'll pull comps for you to help determine a good offer price. Whether you want to offer the full list price that the bank is asking, offer a little less than the asking price, or make a “low ball” offer way below what they’re asking – will depend on what the comps tell us, and just how much you want that particular property. Just know that I am ok with submitting any offer that you choose.
Step 5 - Once your offer is accepted, I’ll coordinate with you, your lender (if you’re using one), any inspections that need to be done, and the title company/closing agent to help make your buying process go smoothly.
Step 6 – Celebrate - you’ve just gotten a great deal on a bank foreclosure property! Let me know when you’re ready to do it again!
