At any time, if you are not quite seeing the types of properties that you like, or if you wish to narrow (or expand) your search, I’ll be happy to modify your search criteria. Of course, you can have more than one search, or you may also cancel a search at any time.

* As a reminder, I only cover the Orlando area (primarily Orange & Seminole counties. I do NOT cover the short term / vacation rental areas located near Disney World).

* Please note – the minimum List Price of properties that I currently work with now is $100,000. I certainly apologize for any inconvenience, but this is a personal business decision I have decided to implement.

The homes vary in price of course, but in general what I'm seeing right now, for a home that is move in ready or just needs paint & carpet (of course handyman specials will be cheaper) is:

Executive style homes - will start at about $120k - 140k

Luxury Homes - will start at about $300k

* When setting up your initial home search, I would recommend allowing  me to send you not only bank owned (REO) properties that match your requested search criteria, but also standard sales & short sales as well, just so you can compare what's available. Bank foreclosures are not always the best deals, so I think it's good to look at all property types unless you're getting too many properties and need to narrow down your results. The listing type will be noted when you click to see the details of any property. Of course, I can change your search criteria at any time that you wish!
